Seven kinds of people carry this obligation. None of them signed up for it.
A volunteer board member and a national asset manager need different conversations about the same rule. Honeydew is the building's independent advisor in every one of them.
Condo, Co-op and HOA Boards
Volunteer decision makers who did not sign up to become benchmarking experts, and who often find out about an obligation from a notice rather than a manager. The association is usually the responsible party, which means the board carries it personally.
Property Managers
One person holding deadlines across a portfolio of buildings in different jurisdictions, each with its own portal, its own login, and its own idea of what a building is.
Building Owners and Asset Managers
Owners who need the compliance position expressed as exposure and capital timing, not as a filing status, because that is how the decision actually gets made.
Commercial and National Portfolios
Teams operating across many markets where the rules diverge sharply and a single national policy will be wrong somewhere. Building counts and parcel boundaries turn into pricing and coverage problems.
Institutions and Nonprofits
Campuses, hospitals, and organizations where multiple buildings share meters and central plant, and where the account structure decides the outcome before any data is entered.
Churches and Faith Communities
Congregations with buildings that predate every rule being applied to them, usually with limited staff and no capital budget for compliance work.
Engineering and Implementation Partners
The firms who do the technical work. Honeydew is not a competitor. We coordinate, document, and keep the compliance record, which is the part that usually falls between contracts.
A real, approachable person answers the phone.
Honeydew has spent over a decade turning changing requirements into clear next steps for boards, managers, and owners. We are not the engineers and we are not the regulator. We are the people who keep the whole thing moving.
The team is small enough that the person who answers knows your building, and credentialed enough to sign the work that needs signing.
Founded Honeydew ten years ago to stand between a building's board and a compliance regime written without them in mind. Nearly 2,000 buildings later, from the DMV to the West Coast, with a stubborn focus on community associations whose volunteer boards were never who the rules had in mind. Co-Chairs the Condo/Co-op Subcommittee of the DC BEPS Task Force, where he argues that a 200-unit building run by a volunteer treasurer is not a Fortune 500 campus. Gardening, dancing, dangerously spicy food.
Co-founder, in solar since 2009. Strengths: creative problem solving, DMV energy policy, financial modeling. Weaknesses: tacos, long board games, and C-Span. He wrote the textbook "A Clear Guide to Solar PV Design and Installation," ran Infinite Solar in Philadelphia, and was a Sr. Energy Advisor at Nextility. MPA, University at Albany. Free time: hiking with his dogs in Rock Creek Park and designing board games.
Certified Energy ManagerTwelve years as a trade manager for an international shipping line across the Mediterranean, North Africa, and West Africa before Honeydew, assessing new markets and keeping operations running in every country served. She now owns the property breakdown, the account structure, and the filings across every jurisdiction we touch, which asks for exactly the teamwork and analytical thinking that logistics beat into her. Outside of work she is in nature or reading.
Works with boards and managers from the first notice through to a signed plan, and is genuinely driven to improve the efficiency of the buildings he walks into. His marketing background from Towson University and sales practice across several fields give him a firm grasp of business fundamentals, which helps when a compliance conversation turns into a budget conversation. In his free time he follows the NBA closely, cheers on the DC teams, and plays basketball, snowboards, and cards.

Your building's energy position, without the scavenger hunt.
Honeydew Plus is the client-facing platform that supports the advisory relationship. Building data, compliance status, documents, and next steps in one clearer place, for the people who currently email us to ask.
It supports the advisory relationship. It does not replace it, and it is not a filing receipt or a regulator determination.
