Chicago requires data verification on a three-year cycle for covered buildings, and the result is unusually visible because the city posts a public star rating built on the ENERGY STAR score.

What Chicago verification involves

Verification is a scheduling problem before it is a technical one.

The technical work is manageable. What catches buildings out is timing, because capacity is finite, the deadline is the same date for everybody, and the buildings that call in the final weeks either pay for a rush or miss it.

Square footage is the other half. Every threshold, metric and penalty in these programmes is per square foot, so an incorrect area figure produces an incorrect position in both directions. We have seen buildings reporting themselves as worse performers than they actually were purely on a bad denominator.

Before quoting anything we screen your documents. If your drawings are good enough we say so and the job is short. If they are not, we draft the request for better documents rather than measuring around the problem.

If verification slips

A filing that required verification and did not get it is not complete.

Where verification is required, the submission is unfinished without it whatever the portal shows, and discovering that after a deadline is expensive because the fix needs data and access you may no longer have easily.

The quieter cost is negotiating from numbers you cannot defend, in a programme where every consequence is priced per square foot.

Your building is in a verification year on the three-year cycle. It needs to be scheduled rather than discovered.

We read it for the six things that decide the response: who sent it, which building and identifier it names, what period it covers, what it says you failed to do, the cure date, and whether it is a first notice or an escalation. We never quote a running penalty total, and we cure first, then talk to the regulator.

Verification questions

Because the public rating runs on the ENERGY STAR score, and space-type characteristics feed the score. In jurisdictions that grade on energy use intensity those answers barely move the number. Here they do, so they are worth getting right before a verification looks at them.

It runs on a three-year cycle for covered buildings. We confirm the year from the city record rather than counting from memory, because the answer changes what the filing needs.

It can change it materially, because the score is energy divided by area. It is the first thing we check and the cheapest lever available.
