Verification and GFA in Denver

Denver verification, where the dates have already moved.

Energize Denver requires third-party data verification of a benchmarking submission, and the June 1, 2026 deadline has passed. If an extension was approved it carries a hard published date rather than an open window.

No obligation. We will tell you if you do not need us.
Where Denver stands right now
Status The 2026 deadline has passed Benchmarking and verification dates for 2026 are behind us. Denver is a triage market this year rather than a planning one.
Extension A hard date An approved extension carries a published deadline of September 1, 2026, not an open-ended window.
Why it exists To set your target correctly Verification confirms building information and use type so the final target is calculated on the right building.
Then again later At the final target year A second verification confirms the building actually met its target in the final target year.

Dates and thresholds change. We confirm the current requirement for your specific building before anyone acts on it.

Verification is a scheduling problem before it is a technical one.

The technical work is manageable. What catches buildings out is timing, because capacity is finite, the deadline is the same date for everybody, and the buildings that call in the final weeks either pay for a rush or miss it.

Square footage is the other half. Every threshold, metric and penalty in these programmes is per square foot, so an incorrect area figure produces an incorrect position in both directions. We have seen buildings reporting themselves as worse performers than they actually were purely on a bad denominator.

Before quoting anything we screen your documents. If your drawings are good enough we say so and the job is short. If they are not, we draft the request for better documents rather than measuring around the problem.

What we need from you
Drawings with a scale
Dimension callouts and a scale bar. Marketing floor plans do not qualify.
Recorded property data
Assessor area, plats, and any prior verification. Contradictions are useful, not awkward.
Your deadline
So we can tell you honestly whether the timeline still works.
The services behind this page

How verification runs

Screening first. That step alone saves most clients a round trip.

1
Document screening
Per-document verdicts against the acceptance test, plus the ask-for-better-documents email if it is needed.
2
Scope and quote
Priced on building complexity rather than a flat rate. You get the number before we start.
3
Verify
Area verified, data reviewed, and differences documented rather than smoothed over.
4
Correct the record
Verified figures go into the benchmarking record, which is where they start affecting your position.
5
File on time
Verified filing submitted ahead of the deadline with documentation attached.
If verification slips

A filing that required verification and did not get it is not complete.

Where verification is required, the submission is unfinished without it whatever the portal shows, and discovering that after a deadline is expensive because the fix needs data and access you may no longer have easily.

The quieter cost is negotiating from numbers you cannot defend, in a programme where every consequence is priced per square foot.

Received a letter?

What an Energize Denver letter usually means.

Denver is a triage market this year, and the letter usually confirms it.

Send us the letter
Benchmarking or verification non-compliance
The June 1, 2026 deadlines have passed. If an extension was approved, it carries a hard published date rather than an open window.
Performance standard correspondence
About your 2028 and 2032 targets, or the alternate compliance options for associations. Deemed compliance covers the state performance standard only.

Send us the letter itself, not a summary. We read it for the six things that decide the response: who sent it, which building and identifier it names, what period it covers, what it says you failed to do, the cure date, and whether it is a first notice or an escalation. We never quote a running penalty total, and we cure first, then talk to the regulator.

Why verification sits with us

It is a core service here rather than an add-on, and we run it across jurisdictions with different rules about who may verify.

Credentialed
Certified Energy Manager on staff, Portfolio Manager specialists, and the credentials the verification work requires.
We read the primary sources
Twenty-six jurisdictions, each with its own portal, deadline and enforcement style. We work from the ordinance, the regulator’s FAQ and the covered building list, not from last year’s memory.
One accountable partner
We are not engineers and we do not pretend to be. We manage the process, coordinate the right vendors, and own the outcome.
Built for boards
Most of our clients are condo and co-op boards and the managers who serve them. We present in plain English, on your meeting schedule.

Verification questions

Triage, this week. The June 1, 2026 benchmarking and verification deadlines have passed. If an extension was approved it has a hard published date rather than an open window, and establishing which situation you are in is the first thing to do.

Because the target is calculated from your building information and use type, so verifying early means the final target gets set on the right building. A second verification then confirms performance in the final target year.

No. Deemed compliance covers the state performance standard only. Benchmarking still files to both portals and the state fee is still due.
