Honeydew in Cambridge

Everything we manage for a Cambridge building.

Compliance is how most clients meet us. Verification, supply where the market allows it, solar screening and bill auditing are why they stay.

No obligation. We will tell you if you do not need us.
What we run in Cambridge
Compliance Benchmarking and BEUDO 25,000 covered sq ft or 50 units, filed with the City of Cambridge.
Deadline Annual, with emissions milestones BEUDO is an emissions programme with live hardship and configuration deadlines each year.
Verification Required Third-party verification is required in Cambridge, unlike the Massachusetts state programme.
Energy supply and procurement Deregulated Massachusetts has competitive supply on electricity and gas, and municipal aggregation changes the comparison.

Dates and thresholds change. We confirm the current requirement for your specific building before anyone acts on it.

How the pieces fit together in Cambridge.

A covered building in Cambridge is dealing with an annual filing, a set of local rules that change more often than anyone expects, and a capital plan that has to satisfy an owner or a board. Handled separately, those generate vendors who do not talk to each other.

We are the accountable partner across all of it. We are not engineers and we do not pretend to be. We make sense of the rules, verify the data, bring in the right specialists, and give the building a plan it can act on.

The practical benefit is that the data gets built once. The same verified floor area and clean utility record that drives your compliance position also drives a supply bid, an incentive application, or a solar screening.

Local detail that changes the answer
Assessor area, not Portfolio Manager
Covered square feet come from the Assessor’s living area figure, which is frequently not the number in your Portfolio Manager record.
Combined unless you act
Cambridge combines buildings on a parcel by default. Boston splits them. Do not carry an assumption across the river.
Verification required
Cambridge requires third-party verification even though the Massachusetts state programme does not.
The services behind this page

How we start

Deadline work first. Everything else on your schedule.

1
Position review
Coverage, current data, floor area, and what is outstanding.
2
Close the compliance gap
Filings, verification where it applies, and any notice response.
3
Review energy supply and procurement
Rate class, contract end dates, and whether competitively bidding your energy supply makes sense this year.
4
Screen the opportunities
Incentives, solar, audits, and measures that also improve the compliance position.
5
Manage it forward
One point of contact, one set of numbers, and reminders that arrive before the deadline.
Why now

The structural decisions have hard deadlines and long consequences.

Cambridge is the jurisdiction where a filing decision made in a hurry can cost fifteen years of runway. The parcel configuration and the hardship routes both have fixed annual deadlines and both are worth modelling properly.

Verification adds a scheduling constraint on top, which is another argument for starting earlier than feels necessary.

Received a letter?

What a BEUDO letter usually means.

Cambridge letters tend to be about structure and dates rather than fines.

Send us the letter
Covered Property notice
The parcel has been identified as covered using the Assessor’s covered square feet, which is often not the number in your Portfolio Manager record.
Compliance year and configuration correspondence
About the alternative configuration election, hardship plans or verification. The election deadline is fixed and the choice is irreversible by default, so these letters are the ones to act on immediately.

Send us the letter itself, not a summary. We read it for the six things that decide the response: who sent it, which building and identifier it names, what period it covers, what it says you failed to do, the cure date, and whether it is a first notice or an escalation. We never quote a running penalty total, and we cure first, then talk to the regulator.

Questions about each of these services

With whatever has a date on it. Usually that is the filing or the standard, and the supply and advisory work follows once the compliance position is clean. We would rather earn the second engagement than bundle it.

Yes, and we do it constantly. A clear thirty-minute presentation is often what unlocks a decision.

No. BEUDO is a separate city obligation with a different unit of coverage, a verification requirement, and emissions milestones. The state filing does not satisfy it.

It is the Assessor’s living area figure for the parcel, which is often not the same as the gross floor area in your Portfolio Manager record. Reconciling those two numbers is early work.

Because net zero timing depends on size band, and a split can put buildings into a later band. On the right property that is worth up to fifteen years of runway.

By default, no. The election is irreversible with three narrow published exceptions, which is exactly why the modelling has to come first.

Worth checking. Aggregation is frequently good value and when it is we say so. It is not automatically the best price for a large commercial load.
